Design-Build

Through our in-house subsidiary company, DesignBuild Solutions, Neumann integrates architectural design services with construction capabilities to create a single source of responsibility for building a project.

  • Pre-Design Services
    • Master Planning-DesignBuild Solutions analyzes existing structures, parking areas, outdoor spaces, and landscaping on and around proposed building sites. The process prioritizes goals such as immediate building needs, future expansion, and corporate image considerations.
    • Site Selection-A study of proposed sites helps our clients make an informed selection and purchase. DesignBuild Solutions takes aerial photos of the sites, overlays a topographical layout, and helps determine possible building configurations.
    • Space Analysis-Our designers develop a matrix to outline and quantify present and future space requirements as part of project planning. This analysis helps our clients determine and visualize their space needs.
  • Architectural Design
    • Building Design-Before creating an innovative design solution, the DesignBuild architects first strive to understand our clients' vision and goals-then consider all other factors such as functionality, cost, budget, schedule, structural appearance, and building maintenance. DesignBuild uses Building Information Modeling (BIM), a computer-aided approach that allows clients to watch their buildings "being built" through 3-D and 4-D models. Modeling helps the team generate detailed cost estimates, and predict - and prevent - foreseeable delays and problems. We also use detailed 3-D rendering technology to give clients a real sense of the space as it is being designed.
    • Code Review-By conducting a complete review of local building codes, ordinances, zoning ADA compliance, and other regulations, DesignBuild can recommend the best construction methods for a particular project.
    • Construction Documentation-DesignBuild Solutions completes all necessary construction documents on behalf of the team-many of which can be directly created from the modeling documents already prepared.
  • Sustainability/LEED Administration
    • DesignBuild Solutions recommends integrating sustainable elements that make sense for a building yet do not add appreciable cost. And while all projects are designed with sustainability in mind, DesignBuild Solutions proactively follows the Leadership in Energy and Environmental Design (LEED®) program that provides quantifiable measures of a project's sustainability.
  • Structural Design
    • Our team conducts in-house analyses of project systems such as wood, steel, concrete, and masonry structures. This allows us to find creative and efficient solutions for potential structural design problems, and is particularly valuable when conditions on the jobsite demand quick resolution.
  • Construction Administration
    • The DesignBuild Solutions scope of service includes reviewing all submitted shop drawings; coordinating all mechanical, electrical, and plumbing activities; and monitoring quality assurance.
